To make a residential lot into a dorm enter changeLotZoning dorm in the cheat console and then reload the lot for the change to take effect. (Dorms need the facilities of a dorm (Myne doors, cafeteria, etc.) cos you can't use the build tools in a dorm.

To make a residential lot into a greek house just use the phone to call the college and apply for Greek status.
