it might be a case where your memory is physically damaged. Run http://www.memtest86.com/ for 24hrs or at least 8hrs and see if it generates an error...

    something else to try

You may also try uninstalling and reinstalling the Sims2. I was having the same problems as you, and it is running better after doing that.

This is from the EAGames support website. Manually uninstalling The Sims 2 is a two part process. You must remove the game folders as well as the game's registry entries.

To remove all of the game folders:

    1. Open your My Documents folder.
    2. Open the EA Games folder.
    3. Right-click on The Sims 2 folder and choose Delete.
    4. A Confirm Folder Delete window will appear, choose Yes.
    5. When the folder is finished deleting, close the window.
    6. Open My Computer.
    7. Open your harddrive (by default this is C:).
    8. Open the Program Files folder.
    9. Open the EA Games folder.
    10. Right-click on The Sims 2 folder and choose Delete.
    11. A Confirm Folder Delete window will appear, choose Yes.
    12. When the folder is finished deleting, close the window.
    13. Right-click on your Recycle Bin and choose Empty Recycle Bin.
Now you can remove the registry keys for the game.

    1. Click on Start and then click on Run...
    2. In the text line type 'regedit' without quotes, then click OK.
    3. click on File and then Export...
    4. Choose a location and name for the file (this will be your backup registry file).
    5. Click Save.
The next steps will all be performed in the left pane of the Registry Editor window.

    1. Click on the + next to HKEY_LOCAL_MACHINE
    2. Click on the + next to SOFTWARE
    3. Click on the + next to EA GAMES
    4. Right-click on The Sims 2 folder and choose Delete.
    5. A Confirm Key Delete window will appear, choose Yes.
    6. Click on the + next to Electronic Arts
    7. Click on the + next to EA GAMES
    8. Right-click on The Sims 2 and choose Delete.
    9. A Confirm Key Delete window will appear, choose Yes.
    10. Click on the + next to Microsoft.
    11. Click on the + next to Windows.
    12. Click on the + next to Current Version.
    13. Click on the + next to Uninstall.
    14. Right-click on the the Key named {8AB8D458-939E-403F-0097-9BA1C1F013D5} and choose Delete.
    15. A Confirm Key Delete window will appear, choose Yes.
The Sims 2 has now been completely removed from your system. You may now choose to reinstall the game.
